What is the difference between pre-cut kits, panelized kits, and prebuilt units?
Pre-cut Kits: Our pre-cut kits include all necessary building materials cut to precise measurements before they are delivered. Each component is labeled, primed, and ready to assemble. No additional cutting is required! These DIY kits include all hardware and a detailed picture manual, making the assembly process simple. The customer is responsible for providing shingles, drip edge, and paint.
Panelized Kits: Our panelized kits arrive with all components pre-fabricated into larger panels. Each panel is labeled, primed, and ready to assemble. No additional cutting is required! These DIY kits include all hardware and a detailed picture manual, making the assembly process simple. The customer is responsible for providing shingles, drip edge, and paint.
Prebuilt Units: Our prebuilt units are delivered to you fully assembled, painted, shingled, and ready to move into! What is the typical assembly time for a kit?
In general, our kits can be assembled by 2 adults in 2 days time or less, depending on the size of the unit. This may not include shingling and painting. However, please note that individual assembly times may vary based on experience and skill level.

How will my kit be delivered?
When you purchase a kit from Little Cottage Co., it will arrive on a securely packaged pallet via common carrier. The pieces on the pallet will weigh anywhere from 25 to 60 pounds each (some larger kits, especially greenhouse panels, may weigh up to 95 lbs each). Depending on the size of the building, there may be more than one pallet.
When your shipment is expected to be delivered, there are two different delivery methods that will be used based on the size of the kit:
Two Person Delivery: For the majority of our kits, you will be responsible for providing 2 people at the time of delivery to help unload the pallet. When the kit arrives, the delivery driver will first remove the bands and wrapping. The 2 people will then be required to unload each piece off the pallet from the truck. Please be sure to note any damage with the delivery driver.
Liftgate Delivery: Our smaller kits (mainly playhouses) will be delivered with a liftgate service. When liftgate delivery is available, the truck will lift the pallet off the back and place it curbside or at the end of your driveway. With this method, only 1 person needs to be available to sign for the delivery. Please be sure to note any damage with the delivery driver.

How will my prebuilt unit be delivered?
When you order a prebuilt unit, it will be delivered to your location using a truck and roll-back trailer. Sufficient access to the delivery area is required. If this is not possible, you must order the building in kit form.
How long do deliveries take?
Kits: Many of our kits are made to order. Depending on the type of unit, most kits will arrive within 3-4 weeks of placing the order.
Prebuilt: Due to the custom nature of our prebuilt units, they can take between 4-6 weeks to deliver from the date of order.
What kind of foundation is required?
Ensuring a level foundation is crucial for the proper installation and stability of our structures. We recommend using crushed stone 3-4” thick, a patio block, or a concrete pad to form a base. When preparing a base, you should make the base one foot wider on all sides of the unit. For further information, see our site preparation page.
What is drip edge?
Drip edge is an essential component in roofing systems which plays a crucial role in protecting your structure from potential water damage. Properly installed drip edge contributes to the overall longevity and durability to your building. Drip edge is an aluminum piece that will be installed along the roof’s edges. The shingles will then be placed over top of the drip edge. This can easily be purchased at your local home improvement store.
Is a building permit required?
If it is necessary to obtain a building permit or cross a neighboring property, it is the buyer’s responsibility to obtain a neighbor’s permission of the necessary permit prior to delivery.
